EliseAI $350M at $4B: vertical AI agents work inside your PMS

EliseAI raised $350M at a $4B valuation with $200M+ ARR and one in six U.S. apartments. Vertical AI agents win by working inside the system you already run.

EliseAI raised $350 million at a $4 billion valuation today, and the number to read is not the valuation. It is this: the company says its software powers one in six U.S. apartments and has passed $200 million in annual recurring revenue. That is what a vertical AI agent looks like when it works — not a chatbot on a website, but software that does leasing, maintenance and renewals inside the property management system a team already uses.

What actually happened

Per EliseAI's announcement, Andreessen Horowitz and Bessemer Venture Partners led the round, with Ontario Teachers' Pension Plan, Sapphire Ventures and Navitas Capital joining. TechCrunch reports the valuation doubled from its August 2025 Series E.

The details that matter:

  • ARR: $200M+ as of June 2026, with 100% year-over-year growth for five straight years, per the company.
  • Reach: one in six U.S. apartments; 30 million+ people have interacted with it.
  • Apollo: an agentic "teammate" launched this month that can do any task in the EliseAI platform. It operates within existing property management systems and carries tasks through to completion.
  • Healthcare: a separate division automates intake calls, referrals, scheduling, insurance verification and chart prep for specialty physician groups.

The money goes to product, engineering and sales, plus a second engineering hub in San Francisco.

Why vertical AI agents matter for your business

The integration is the product. EliseAI's pitch is not a smarter model. It is an agent that already knows where the lease, the work order and the resident record live, and writes back to them. General-purpose agents are catching up on reasoning. They are nowhere near catching up on knowing your industry's software.

Buy vertical when the vertical is standard. If your business runs on a common system of record — a PMS, an EHR, a dealer management system — a vertical vendor that already integrates is usually cheaper than a custom build. We tell clients that plainly.

Build when your process is the edge. If the way you handle work orders or intake is why customers pick you, a packaged agent sands that down to the industry default. Also ask the exit question before you sign: can you export the conversation history, task logs and resident data in a format you can load elsewhere?

Key takeaways

  • EliseAI raised $350M at a $4B valuation, led by a16z and Bessemer, doubling its 2025 valuation
  • The company reports $200M+ ARR and says it powers one in six U.S. apartments
  • Its new Apollo agent works inside existing property management systems and completes tasks end to end
  • Vertical agents win on integration depth, not model quality
  • Buy when your workflow is industry-standard; build when your process is your advantage — and get data export terms in writing either way
